I believe the book isn't useful even as a reference for speculation on the [extra-biblical] life of Mary.

Note to Catholics: "defenders of the faith" (1 Pet 3:15) won't find much ammunition here.
Note to Protestants: The RCC (with whose theology I do not agree) has other, somewhat stronger references for the topic and subtopics of Mary.

The post-Gospel bible itself mentions her only here: "but when the designated time had come, God sent forth his Son born of a woman..." Gal 4:4 and here:
"With one accord all these were persisting in prayer, together with some women and Mary the mother of Jesus and with his brothers." (Acts 1:14)
(The Gospels end chronolologically at John 20:27.)

Good Catholics don't care, but Protestants will want something better than this book if they're willing to investigate RCC claims about Ephesus et al.
